CONTRACTORS:
Contractors for interior work may be hired by homeowner. Owner must ensure that any contractor have adequate liability insurance. Please request that an Insurance Certificate be forwarded to you by your contractor's insurance provider.
ARCHITECTURAL:
All changes with regard to Hearing and Air Conditioning must be approved by the Architectural Committee. You may obtain forms on the Association Website www.wildflower-association.com
KEYS/BATTERIES:
At this time the Management Office has a set of keys to your unit. Please be sure to provide management with a new key if you change your locks or door code at any time. Keys will only be given out with your permission and must be returned the same day. Please change your batteries and C02 detectors annually.
SPECTRUM CABLE:
The cost of cable and internet is included in each Homeowner's Quarterly Assessment. If you wish to upgrade your package or include premium channels, please contact Spectrum Cable at 833-697-7328. You must let them know you are in the Wildflower Association, Inc. complex and your unit number. This is also the number to call and report any problems with service or equipment. Use the name "Wildflower Association, Inc." and your unit number. You must be there to let them in.
WATER SHUT OFF VALVE:
It is imperative that the water is shut off in your unit any time, Winter or Summer, when your unit is unoccupied for longer than 24 hours. Shut off is generally located under the stairs or in the utility room. If it is not already labeled, please label so everyone that uses your unit can locate the valve. After turning off, locate the lowest faucet and leave open. Check to see that it is not dripping. Please protect your investment and turn off the main water supply when departing your property.
INSURANCE:
Your association provides a blanket insurance policy that covers the buildings as well as the common grounds for fire, property damage, liability and medical payments. The association's fire and outside liability insurance is carried through:

Our carrier recommends that homeowner's obtain coverage for their contents and personal property. If you or your personal insurance agent have any questions about the type of coverage you need, you may contact WeedRoss Agency and you may use their service for your personal insurance.
CHIMNEYS:
​We clean the Chimney flue annually in the Early Fall. The chimney sweep will enter your unit and inspect the firebox and the chimney and will clean when necessary. All chimney caps will also be inspected and repaired or replaced if needed. Chimney sweep does not inspect or service gas fireplace units. This must be done by a certified contractor or gas furnace repair service.
FALL FESTIVAL:
​During the annual Ellicottville Fall Festival due to the large number of visitors, parking at Wildflower will be by permit only. Parking Passes will be mailed in September with your 4th Quarter Assessment.
FIRE EXTINGUISHER:
All units are required to have at least one and checked annually for working condition..
MISC. EXPENSES:
Property taxes, Water/Sewer, Gas & Electric are the homeowner's responsibility. If you have not made arrangements with National Fuel and National Grid to have your bill sent to you, we have included the contact phone numbers for your convenience below.
